What happens if a tenant stops paying rent?

I serve the appropriate notice immediately (N4 for non-payment), follow up with an LTB application if needed, and manage the entire hearing process on your behalf.

How do you find and screen tenants?

Properties are listed on all major platforms. Every applicant goes through a credit check, employment verification, income confirmation, and reference checks before I recommend them to you.

What does the RTA process look like if I need to evict?

I prepare and file the correct LTB forms, attend hearings, and coordinate enforcement if an order is granted. Evictions in Ontario are process-heavy — having someone who knows the steps makes a significant difference.

How often will I hear from you?

You receive a monthly summary covering rent, any expenses, and maintenance activity. Outside of that, I only contact you when a decision requires your input.

Can you manage a property that already has a tenant?

Yes. I transition existing tenancies smoothly — reviewing the current lease, notifying the tenant, and taking over from wherever things stand.
